One Simple Way to Set Yourself Apart from Other Agents

In my last blog post, I shared a few tips on how to distinguish yourself as a young agent or as someone who’s new to the field of real estate.  Well today, I don’t care who you are or what type of experience you have – the tip I’m going to share with you is a simple strategy that anybody can use to set themselves apart from other agents!

It’s no secret that real estate is a competitive game and that your success as an agent largely comes down to your ability to form relationships with potential clients.  If you can convince sellers that you’re the best person to sell their homes, you’re set – you’ll immediately see an increase in your sales and commissions.

One way to give your clients this personal touch is by sending them a pre-listing appointment video.  Basically, the process goes like this…

You’ve found an interested seller – let’s call him Bill Brown – and set up a listing appointment to go over his property and his reasons for selling.  Now, before you ever show up on his doorstep, you shoot Bill an email that contains a link to a personalized video you’ve recorded just for him, telling him how excited you are to be working with him and passing on any instructions you have for making the listing appointment as effective as possible.

Before you’ve even had a chance to meet, you’ve allowed Bill to put a face to a name and demonstrated your enthusiasm about working with him.  Bill feels flattered by your personalized attention and confident in your ability to sell his house – everybody wins!

If this process sounds complex or time-consuming, don’t worry – it’s actually pretty easy to put into practice.  Here’s how to do it:

  1. Record your personalized pre-listing appointment video, either using your webcam or using the recorder found within your Youtube channel.  Your video should include an introduction, a statement about how excited you are to meet with the seller and any other details about the seller’s move your appointment expectations.  As with all of your client communications, you need to be high energy in order to demonstrate confidence and competency.
  2. Go to your Youtube channel (if you aren’t already there) and upload your video.  Give it a personalized title that includes the seller’s name and set the video to “Unlisted.”
  3. Navigate to your video’s landing page and grab the video URL found under the “Share” tab.
  4. Head over to your email account (I’m a big fan of Gmail) and pull up your pre-written pre-listing appointment message template (or write out a new message if you haven’t created one yet).  Use a subject line like, “Looking forward to meeting Friday afternoon at 4:15” and then add your video link by highlighting a phrase within your email, clicking the “chain” button and pasting in your link.
  5. Send the message!  Your seller will receive your email and automatically see the video appended to the message.  From there, he can click through to Youtube in order to view your customized video file.

As I’m sure you can imagine, your sellers will be flattered by the extra attention you’re giving them.  Really, when was the last time a service professional went above and beyond to address you in this manner?  The simple fact that this kind of personalized attention is so uncommon is what’ll make your service stand out and lead to better, more successful listing appointments!
