My 5-Step Process for Selling Homes Fast

In Tuesday’s message, I told you about the one thing that sellers care about more than anything else – results.

Sellers want to know that you’re going to do everything in your power to get their homes sold.  Even if they might not know how to ask you directly for that information, rest assured that it’s all they’re thinking about.

So what do you do if you aren’t 100% confident that you’ll be able to get their homes sold?  The answer to that question is easy – follow my 5-step process for selling homes fast:

1 – Price it right

The absolute best thing you can do to sell a home quickly is to price it right from the start.  You’ve only got one chance to make a good first impression with your local market, so it’s important to come up with a listing price that demonstrates to potential buyers that you’re serious about moving the property.

Now, this can be difficult.  Sellers don’t always want to hear the difficult news about what their homes will actually sell for versus what they think they’re worth.  However, you owe it to your sellers to be truthful with them.  Keep their best interests at the front of your mind as you help them to agree to a price that will get the home moving.

2 – Stage the house

You wouldn’t go out on a first date with messy hair and dirty sweatpants – so why would you show a home in the same condition?

Staging is hugely important when it comes to selling homes quickly.  If your seller is open to it, consider hiring a professional stager who can make recommendations on how to best prepare the home for future showings.  If not, even general recommendations – like minimizing clutter, repainting key rooms or re-carpeting certain areas – will go a long way towards getting your properties sold.

3 – Make the house easy to show

Once you’ve got your home looking its best, make it easy for people to see.  Most people, when they’re buying homes, tend to schedule several showings back-to-back for comparison’s sake.  If they can’t fit your property into this window – for example, because your seller needs to run home to clean up or remove the barking Rottweiler after work – you may be crossed off the list without a second thought.

Especially in today’s market, buyers aren’t always willing to jump through hoops to see the homes that interest them.  As an agent, anything you can do to make it easier to show the property will minimize these hassles and get your seller closer to a sale.

4 – List the house on the MLS

Listing a home on the MLS is a pretty much a give-in these days, but I want you to take it two steps further…

First of all, your MLS listing needs to have good pictures.  Don’t just snap a few exterior shots and call it today.  Buyers today are used to an ecommerce environment in which products are photographed from all angles.  Taking the time to capture as many high quality images as possible answers appeals to this sensibility and will bring more buyers to your listing.

At the same time, be sure you register each of your listings for IDX.  Doing so will syndicate your listing to all of the popular real estate websites in America – including Zillow, Trulia, Realtor.com, Homes.com and thousands of others.  The number of consumers who are actively using these websites to browse for properties makes this a “must do” for every listing you want to sell quickly.

5 – Hold open house events

Finally, don’t just post an open house sign and hope for the best!  Turn your open houses into true events by doing a little legwork…

In the day or two before your event, set aside a few hours to tour the neighborhoods around your property and knock on at least 200 doors.  Take your flyers with you and pass them out as you introduce yourself to local residents and invite them to the open house.  Be sure to ask if any of the people reach know somebody who’s looking to move to the area.  You’ll be amazed at how many great prospects this simple outreach strategy can turn up!

As an added bonus, pounding the pavement in this way plants a seed in the mind of every homeowner you reach out to.  If and when it comes time for these people to sell their homes, they’re going to want an agent who’ll do whatever it takes to get their homes sold – and they’re going to remember the lengths you went to in order to support their neighbors.

Obviously, I can’t guarantee that following all of these steps will sell all of the properties in your portfolio in a set amount of time.  However, I can – without a doubt – say that taking these actions puts your properties in the best possible position to sell quickly, with the minimum amount of hassle for your sellers.  Give them a try today and see for yourself!
